Is stamped concrete worth the price? Will it increase my home's value?

Properly installed hardscape surfaces will add to the aesthetic value of your home if done tastefully. We would not advise paving your entire backyard, nor would we suggest patterns or styles that might clash with your home’s existing architectural styles. Adding curb appeal to your landscaping will certainly increase your home’s value. Experts agree, it’s worth the cost.

What concrete surfaces can be stamped?

Any hardscaped surface can be textured. Stamped patios, porches and decks make excellent outdoor living areas. Driveways, carports and parking pads are a great way to showcase classic architectural elements in a new way that is easier to maintain. Stamped sidewalks are a great watch to connect those areas and match the pattern and finishing.

How much does stamped concrete cost?

In order to provide a price for your project, we would need to know the details about your build site including the quality of access, grading and subbase requirements, the dimensions and what exactly you wanted the finished surface to look like. Sidewalks are an affordable way to add paths to your property. New patio prices are usually determined by the square footage and how much area you want poured. Driveways tend to be the most expensive hardscaping due to their size and thickness requirements. This is only possible with a site evaluation so your best option is to give us a call.

Is stamped concrete durable? How long will it last?

The use of concrete in architecture goes back to ancient times, with some examples over 2000 years ago surviving to today. Some of the first modern examples of stamped surfaces were installed less than 100 years ago. Many online sources proclaim that well-maintained stamped surfaces should last at least 25-30 years.

Can you install stamped concrete inside my house?

Yes. Concrete floors can be installed inside a home, although there are challenges with the installation and not all homes are suitable to this type of remodel. It’s much easier to install stamped flooring in a new build, but that doesn’t mean a retrofit isn’t an option. Determining your home’s suitability will require a site evaluation.

Is stamped concrete cheaper than pavers?

The price of stamped concrete is comparable to pavers. Depending on finishing options, stamped surfaces could be both more affordable and more expensive. Some other factors to consider are maintaining pavers can be complex, requiring replenishing joint sand. Pavers cannot have customized colors or finishes.

Do concrete surfaces need to be sealed?

Decorative hardscaping should be sealed to protect the coloring, which would begin to show faded coloring within months if not properly sealed. Since concrete is porous, it absorbs liquid and the freeze thaw cycle could damage the surface so it needs to be sealed and resealed every 2 to 3 years to ensure it is protected.

Is stamped hardscaping slippery when wet?

Textured concrete is just like regular concrete–it can be slippery when wet. There are materials that can be added to sealants when the surface is near a pool, or uncovered areas that receive a lot of rain. These increase traction but do not make surfaces non-slip, only slip-resistant. If your application involves non-slip applications, we can address that with special sealants.

How is stamped concrete done? How do you install it?

To install imprinted driveways, first ready-mix with the proper slump is poured. Coloring is added and the surface is screeded before the stamping process. The stamps are seasoned with a release powder which is also broadcast over the surface. Typically, pre-texture skins are applied on the edges before the larger stamps since they may hang over the forms. This process continues until the surface is complete and curing can begin. 

How is textured concrete colored?

There are four options typically used by contractors. Integral color is mixed in at the plant so the whole batch has a uniform color. Dry-shake color hardeners are broadcast over a freshly poured surface and floated onto the surface. Powdered agents, or liquid release agents, impart a subtle color from the stamping process and are used to prevent sticking of the stamps. Finally, staining produces a chemical reaction that produces a natural color. Colored hardscaping should be sealed to protect the coloring.
